MRA is under contract to acquire three parcels located on Rajon Road in Bayport, NY, and intends to develop two speculative, single-story, industrial buildings totaling 167,500 SF.
The development sites are located on the south side of Route 27 (Sunrise Highway) at the intersection of Nichols Road, with convenient access to Exit 62 of the Long Island Expressway.
33 Rajon is currently encumbered by a 75,000 SF bakery leased to Europastry USA. A second adjacent parcel, which MRA was able to successfully rezone from commercial to industrial, will combine with 33 Rajon to accommodate 122,500 SF of development across 8 acres. The third parcel, 00 Rajon Road, is comprised of three acres across the street from 33 Rajon and can yield 45,000 SF of industrial development as-of-right.
A team of local professionals is currently working through the entitlement process, with closings for 33 Rajon and 00 Rajon anticipated to be in 2Q23 and 3Q23, respectively.
